Home inspection is not a licensed profession in Alberta. Anyone may print a business card, and that absence is the single most important thing to understand about this category.

With no licence to check, we weighted the things that stand in for one: membership in a professional body with a testable standard, such as InterNACHI or CAHPI; errors and omissions insurance, which not every inspector carries; and the number of inspections actually completed. We looked at whether the report is delivered same-day and what it contains, whether clients may attend, and whether the inspector accepts referral relationships with real estate agents: a conflict that quietly shapes what gets written down.

We ruled out inspectors with no professional membership and no errors and omissions cover. We have not commissioned an inspection from every inspector here; this ranking rests on credentials, insurance, independence and reporting practice.

Every business considered for this list is checked against Alberta’s public register of consumer protection enforcement: charges and convictions, licence actions, administrative penalties, Director’s Orders and undertakings. A business named on that register does not stay on the list.
